Development of design project is a time-consuming process. It’s hard to tell how long it will take in your case, as all projects are unique. On the average development of full design project for premises with area of up to 60 sq.m takes 1.5-2 months. Interiors with area from 60 to 100 sq.m require about 2.5-3 months. For premises with area of over 100 sq.m time of project development is more than 3 months. At the first stage of our cooperation designer will offer you to fill out the document containing a terms of reference draft which will help you to tell us in details what you’d like to receive as a result of work on your interior. Although you may think that terms of reference are too sizeable, we’d recommend you to arm yourself with patience and place a significant importance to this task. The more details you’ll provide when answering the offered questions, the higher the probability that designer will understand your preferences is and the faster and easier the work on your project will be.

The work on design-project is divided into some stages. After the first meeting and signing of an agreement designer will measure your premises and you will fill out the terms of reference. On the basis of received information designer will offer you some options of layout concept catering to your needs best. At the second stage stylistic concept of your interior will be developed and photorealistic images or collages will be created. After approval of visualization designer will proceed with development of technical drawings using which construction workers will put the idea into life At each stage of work on the project designer will discuss with you all details, that is you’ll be a direct participant of the process and will be able to control and approve all elements of your future interior.

Within the framework of design project, you’ll be offered some options of layout concept (up to 5 usually). On the basis of one of them and information which you provide in the terms of references designer will offer you one option of your future interior visualization which can be corrected according to your wishes. At the first stage of work on the project designer will ask you about your budget for interior design. It’s not an indelicacy or idle curiosity. Designer needs this information to understand which solutions may be acceptable for you and which materials, furniture etc. can be used when developing your design project. Honest answers to such questions guarantee that all offers made by designer will comply with your budget. Besides, don’t forget that you are a direct participant of the process of your interior creation and each detail is controlled and approved by you. That is, designer can offer you these or those solutions, but you always can reject them and ask to replace them with the other ones which are more acceptable for you.

When developing design project, designer always choose real materials and interior items. Another criterion of the choice is possibility to replace the models of lighting equipment, furniture or décor with equivalent ones easily, or to make them to order, as any designer cannot guarantee that to the moment of design project completion all used references will be available in the shops or even in stock of the producers.

If you placed a significant importance to terms of reference and were sincere and accurate when giving details regarding your wishes and preferences, possibility of such situation is almost zero. And when it comes to certain details, such as pattern of wall paper, color of the tiles or model of the lamp, they can be easily replaced with the other ones which you’ll like better. However, if you come to decision that you don’t like loft style anymore and, for example, would like to have an interior in classic style after receipt of 3D images of your future interior, you can have another set of photorealistic images at extra charge only as such changes require a lot of time and efforts and are considered equivalent to development of another design project.

Reasonable changes in 3D images can be done up to three times per each room. All further changes are made at extra charge.

When the work on design project is completed, you’ll get an A3 album containing all the drawings needed for realization of a project and photorealistic images of your interior. If the area of the object is not large, an album may be provided in A4 format so long as all information can be easily read without any auxiliary aids. Besides, electronic version of your album in .jpeg and .pdf formats will be sent to your e-mail.

The National Standards of Ukraine provide definition of designer supervision. According to ДСТУ-Н Б А.2.2-11:2014 designer supervision means control exercised by author of the project in the process of object construction aiming provision of construction works compliance with project documentation. Such control includes the following actions: 1) visiting the object to monitor results of the works, observation of design decisions as well as all dimensional affixments, heights, marks of plumbing fixtures and electricity points, location of lighting equipment etc.; 2) clarification of project details and advising on project documentation; 3) entering of adjustments and updates in design project, preparation of adjusting documentation, if necessary; 4) control over relevance of colors, textures, essential typical sizes of tiles, scheme of decorative features etc.; 5) full or partial procurement, assistance in ordering of necessary finishing materials, furniture and equipment. Designer supervision guarantees faithful realization of the project. Indeed, notwithstanding the works quality and attention of the crew, mistakes may happen without due control. As a result of such mistakes at the best you’ll get not what you planned, and at the worst functionality, ergonomics and aesthetics of your interior will be ruined. Designer supervision helps to prevent mistakes and/or remove inaccuracy before you have to spend a lot of time and money to correct them.

First of all, as cliché as it may sound, because your foreman is not an author of the project. Only the person who developed the project will notice inaccurate design realization immediately and get involved in process at once, as any alteration of this or that detail can absolutely distort initial idea. It’s also worth taking into consideration the fact that in the process of construction or renovation works certain problems and force majeure situations requiring fast respond and adjustment of design project may arise. Only designer can quickly react preserving general concept of interior, as whatever experienced your foreman is, he can’t see the overall pattern, philosophy and style of interior, since he didn’t learn it and doesn’t have relevant competences. He has his own tasks and responsibilities on your site. And provision of fabulous, functional and ergonomic final result which you’ve seen in 3D images is a task of designer.

Control over quality of construction works and materials, examination of the correctness of utilities installation, flatness of the floor, compliance of construction procedures and technologies with GOSTs and SNiPs, adherence to process technologies etc. are included into set of actions within the framework of technical supervision. Designer supervision and technical supervision are different functions fulfilled by different people with different competencies. Currently, according to the Order of the Cabinet of Ministers of Ukraine technical supervision may be fulfilled only by people with qualifying certificate of the proof engineer, issued by the architectural and constructional certification committee.

To create such documents deep specific electrotechnical and engineering knowledge is needed. Designer’s scope of knowledge in these fields allows to understand whether it’s possible to turn his ideas into reality from the technical point of view. However, it’s not enough to divide electrical loads into groups or to take a decision on preferable power layout, not to mention creation of such complicated systems as modern smart houses, for example. And this is perfectly normal. Any person cannot be an expert in all fields, everyone should do the job within their competence. Designer’s task is to plan location of electrical, plumbing and other equipment with due consideration of ergonomics, functionality and aesthetics. And to make this equipment work, there are other dedicated specialists whose tasks include development of engineering drawings.
